Waterfront Homes
Waterfront Home Builders in the Arkansas Ozarks
Riverfront and waterfront homes on the White and Norfork rivers, designed for the view, the water and the way it moves.
Life on the Water
Homes Built Where the River Runs
Crownover Company builds luxury waterfront and riverfront homes in the Arkansas Ozarks, on the White River, the Norfork River and the lakes around them. We have built on both rivers, and every waterfront home we design starts with three questions: how high the water can rise, how you will reach it, and what the view should frame.
Moving water is different from a lake. It changes with the seasons and with releases from the dams upstream, it brings anglers past your dock at first light, and it gives a home a sound and a view that never quite repeat. Our family has built in the Ozarks since 1942, and we design for all of it.
Where We Build
Rivers and Lakes of the Twin Lakes Area
Our Mountain Home studio sits between Bull Shoals and Norfork lakes, close to the White and Norfork rivers, and we have built on all four.
The White River
The cold water below Bull Shoals Dam is known for its trout fishing. Our Denton Ferry and River Run residences both overlook it, with covered decks and screened porches built for the view.
The Norfork River
A short, cold river below Norfork Dam that meets the White River at the town of Norfork. Our Trout Water Bend residence sits on it, designed with the character of a classic fishing lodge.
The Lakes
For homes on Bull Shoals, Norfork and Beaver Lake, where docks and shoreline rules lead the design, see our lake homes page.

What a Crownover Waterfront Home Includes
Every waterfront home is ultra-custom. These are the elements we plan around on almost every one.
Outdoor Living Facing the Water
Covered decks, screened porches and fireplaces placed for the view, so the river is part of every season.
The Right Elevation
Foundations and lowest floors set for the site’s flood risk, so the home sits well above the water it overlooks.
Access to the Water
Stairs, paths and landings designed for the bank, so reaching the river or the dock is easy and safe.
Materials That Last
Stone, durable siding and finishes chosen for humid summers by the water and hard Ozark winters.
Before You Buy the Lot
What Every Riverfront Lot Asks of a Builder
Riverfront land can look perfect on a dry summer day. These are the things we check with you before you commit to it.
Our Process01.
Flood Zones
Many riverfront lots fall partly or fully inside a FEMA flood zone, which affects how high the home must sit, how it is built and what it costs to insure. We check the flood maps and the site elevation before design starts.
02.
Dam Releases
Below Bull Shoals and Norfork dams, the river can rise and fall quickly when water is released upstream. Docks, landings and the path to the water have to work at every level.
03.
Banks and Erosion
River banks move over time. Where the home sits, how water drains off the site and whether the bank needs stabilizing all shape the plan.

Questions
Frequently Asked Questions
Something not covered here? Call us at (870) 232-0140 or send us a note.
Where do you build waterfront homes?
On the White River and the Norfork River, and on Bull Shoals, Norfork and Beaver Lake. Our Mountain Home studio serves the rivers and the Twin Lakes Area, and our Bentonville studio serves Beaver Lake.
Is my riverfront lot in a flood zone?
Many are, at least in part. FEMA flood maps show the mapped flood zones, and we check them with the site’s actual elevation before design begins, because the answer affects foundation height, construction and insurance.
How is building on a river different from building on a lake?
On the rivers below the dams, the main questions are flood elevation and how quickly the water level changes with releases. On the lakes, they are the Corps of Engineers’ shoreline rules and where a dock can go.
Can you build decks, docks and landings with the home?
Yes. We plan outdoor living, docks, landings and the path to the water as part of the home, so everything is designed and built together.
Can I build a riverfront home while living out of state?
Yes. Each project has a dedicated project manager and site superintendent, and our client portal shows the schedule, daily progress photos, selections and budget around the clock.
