Lake House Builders in the Arkansas Ozarks

Ultra-custom lake homes on Bull Shoals, Norfork and Beaver Lake, planned around the view, the slope and the shoreline.

A Lake Home Built Around the Water

Crownover Company is a fifth-generation custom home builder that designs and builds luxury lake homes in the Arkansas Ozarks, on Bull Shoals Lake, Norfork Lake and Beaver Lake. From our studios in Mountain Home and Bentonville, we plan every lake home around its view, its slope and the shoreline rules that decide where a dock can go.

A lake home is not a house that happens to be near water. The best ones are shaped by it: where the morning light comes off the lake, how the family gets from the kitchen to the dock, where the boat lives in winter. We have been building in the Ozarks since 1942, and we start every lake project with those questions, often before the land is bought.

Three Lakes, Three Characters

All three are U.S. Army Corps of Engineers lakes, and each one asks something different of a home.

Bull Shoals Lake

Clear, deep water and long stretches of wooded shoreline along the Arkansas and Missouri line, west of Mountain Home. Our Walleye Point residence overlooks it, and our Forest Shores homesite comes with its own four-stall dock.

Norfork Lake

East of Mountain Home toward Henderson, with quiet coves and steep, wooded points. Our Mallard Point residence sits on Norfork, and our Sandy Shores homesite has something rare on this lake: a natural sandy beach.

Beaver Lake

The lake of Northwest Arkansas, a short drive east of Rogers and Bentonville. Beaver Lake also supplies the region’s drinking water, so its shoreline is closely managed. Our Bentonville studio serves homes on and near it.

What a Crownover Lake Home Includes

Every lake home is ultra-custom, so no two are alike. These are the questions we design around on almost every one.

The View, Room by Room

Main rooms, the primary suite and outdoor living placed to frame the water, with the glass and rooflines to match.

Docks and Boat Storage

Covered docks, boathouses where the shoreline allows, and garages deep enough for the boat in the off-season.

The Path to the Water

Walkout lower levels, stairs and paths designed for the slope, so getting to the dock is part of the house, not an afterthought.

Room for Everyone

Guest suites, bunk rooms and gathering spaces for the family that arrives every summer. Walleye Point added a private elevator.

What Every Lake Lot Asks of a Builder

The biggest lake-home decisions are made before design begins. These are the things we check with you before you commit to a lot.

Our Process

01.

Dock Rules

The Corps of Engineers manages the shoreline on all three lakes. Whether a private dock is allowed, and where, depends on how the shoreline in front of the lot is classified, and docks need a Corps permit.

02.

Water Levels

These are flood-control lakes, so the water rises and falls through the year. Dock design, the shoreline path and the lowest level of the home all have to work at both ends of that range.

03.

Slope, Rock and Septic

Lake lots are often steep, rocky and wooded. Excavation, septic design and access for equipment and deliveries shape both the design and the budget.

Frequently Asked Questions

Something not covered here? Call us at (870) 232-0140 or send us a note.

Which lakes do you build on?

We build lake homes on Bull Shoals Lake and Norfork Lake from our Mountain Home studio, and on and around Beaver Lake from our Bentonville studio. If your lot is on another Ozarks lake, call us and we will tell you whether it is a fit.

Can I have a private dock?

It depends on the lot. The U.S. Army Corps of Engineers decides where private docks are allowed along each lake’s shoreline, and every dock needs a Corps permit. We check this with you before you buy, because it can change the value of a lot completely.

Should I buy the lot before I talk to a builder?

We recommend talking to us first. Our consultation includes a site analysis that covers utilities, access, special permitting and the view corridor, so you know what a lot will take to build on before you commit to it.

Do you have lakefront lots available?

Yes. Forest Shores on Bull Shoals Lake includes a private four-stall dock, and Sandy Shores on Norfork Lake has its own sandy beach. Each is offered for one ultra-custom Crownover residence.

Can I build a lake home while living out of state?

Yes, and several of our lake-home clients have. Each project has a dedicated project manager and site superintendent, and our client portal shows the schedule, daily progress photos, selections and budget around the clock.
